If you are looking to buy a house but are concerned that your credit history could be a problem when applying for a mortgage, the first step you should take is to talk to an independent mortgage adviser about your circumstances.
Here at Willson Grange Mortgages we will offer you a free of charge initial consultation with an experienced Mortgage Adviser to go through your credit history, your current financial circumstances and the plans you have for buying a property. We will listen to your story and outline the mortgage options that are available to you based on your individual situation.
There will be a fee for mortgage advice. The precise amount will depend upon your circumstances but we estimate that it will be £595.00 To understand the features and risks ask for a personalised illustration.
We know that it can be stressful when bad credit looms over plans to get a mortgage. It could be that you have defaults, county court judgements (CCJs), individual voluntary agreements (IVAs) or a bankruptcy in your credit history. This will probably limit your options when looking for a lender to provide you with a mortgage. Lenders provide mortgages based on the agreement that their funds will be paid back so if a client with a low scoring credit history applies for a mortgage, they may look at that application as posing a risk, depending on the black marks against the client’s name. The good news is though that there are some lenders out there that will provide mortgages to clients with bad credit history. It may be that their terms are different; for example they may charge a higher interest rate or require a larger deposit to be put down on the property. At Willson Grange Mortgages we have access to lenders not available on the high street who specialise in credit repair mortgages which is where the aim is to provide you with a mortgage and get your credit rating back on track.
Mortgage advice is our specialism. We are independent which means that we search the whole of market to find the best mortgage deal to suit your individual needs. When it comes to credit history, we know that sometimes a missed payment or a default is not actually seen as that serious by some lenders. We understand how IVAs do or do not affect your application and we also know how CCJs may or may not prevent your chances of applying for a mortgage. If you have been made bankrupt in the past it may be that you have improved how you manage your finances since then and we can present that explanation to a lender. Some lenders offer manual underwriting which is where applications are considered on a case by case basis, it’s not just a case of computer says no. With our help we can set you on the right path to securing a mortgage. Even if we don’t feel you are in a position to apply for a mortgage right away, we can help you understand the steps you would need to take to improve your credit rating to enable you to apply for a mortgage in future.
